Avalon Clinton South, located at 510 West 52nd Street, is a rental building in Manhattan’s Hell’s Kitchen neighborhood. The building was built in 2005. Each of the 288 units is equipped with a Hot Water PTAC unit for heating and cooling.
Before Parity came in, Avalon Clinton South didn’t have advanced controls or automation. However, it did have extensive monitoring. The building has many disparate system-level controls, resulting in many manual actions from the Resident Manager.
We streamlined the building’s operations, which resulted in fewer manual actions from the Resident Manager. We automated and optimized many of the different components of Avalon Clinton South’s HVAC systems, including their water-sourced heat pumps. There are now fewer alarms and alerts, reducing alert fatigue. The HVAC systems work in harmony now, and the RM can harness the ability to monitor their HVAC systems.
We also significantly outperformed on the savings side. The guaranteed savings was $37,655. Parity nearly 4x that amount, and saved 510 West 52nd Street $145,245 in the first year. Plus, we helped the building earn an estimated $8,000 from Demand Response revenue through our automated demand response protocols.
